It runs along rafters, battens and the underside of the felt before finding a low point to fall through. On Oxford’s older properties — with their long rafter runs and lath-and-plaster ceilings — the entry point can be several metres away from the stain on your ceiling. Start Inside, Not on the Roof

The single most useful place to diagnose a leak is the loft, not the roof surface. From inside the loft in daylight, with the lights off, you can often see exactly where water is entering: a pinprick of daylight through the deck, a wet streak running down a rafter, or a dark stain on the felt underlay where water has been pooling. Trace any wet timber upwards to its highest wet point — that is where the water is getting in, even if it drips through the ceiling far below.

Never go onto the roof surface to look for a leak, particularly in wet weather. Wet clay tiles and Welsh slate — the dominant coverings on Oxford’s Victorian, Edwardian and period stock — offer almost no grip, and falls from roofs cause serious injury. Match the Leak to Oxford’s Common Failure Points

Around the Chimney Stack (the most common)

If the interior stain is near a chimney breast, suspect the lead flashing first. Directly Below a Flat Roof

Unlike pitched-roof leaks, a flat roof leak usually appears directly beneath the failure rather than tracking, which makes it easier to locate. Felt flat roofs on Oxford’s 1970s–80s rear extensions and garages fail through UV and moisture fatigue after 15–25 years.
