The Post-War Estate Challenge
Oxford's post-war residential expansion produced the city's largest housing areas: Blackbird Leys, Barton, Risinghurst, Rose Hill, parts of Cowley and Didcot. Built from the mid-1950s through the 1970s, these estates have concrete interlocking tile roofing now 50–70 years old. The nail fixings are corroding. The result — nail sickness — is the dominant roofing issue across Oxford's post-war housing stock.
What is Nail Sickness?
Concrete interlocking tiles installed in the 1950s–1970s were fixed using mild steel nails with a service life of approximately 40–60 years. Properties built in 1960 are now 65 years old — well past nail service life. As nails corrode, they lose grip. Tiles slide down the roof slope, initially by millimetres, eventually enough to displace and fall. In high wind, displacement happens faster. The problem is systemic: if nails are failing in one area, they are failing across the whole deck.

Estates Most Affected in Oxford
Blackbird Leys
Oxford's largest post-war estate, with 1950s–1970s construction throughout. Properties in the earlier phases (1950s) are now approaching 70 years. Nail sickness is widespread. We carry out more re-roofing surveys in Blackbird Leys than any other single area. The flat position gives moderate wind exposure, but tile age alone is sufficient to drive widespread displacement.
Barton
The 1960s Barton estate on the east Oxford hills is particularly affected because the elevated position — 80–100 metres — gives properties higher wind loading than the Oxford valley. When nail fixings have begun to corrode, wind loading displaces tiles faster than on same-age properties on lower ground. We receive more storm-damage emergency calls from Barton than any other east Oxford location.
Risinghurst
Risinghurst shares Barton's combination of 1960s construction and elevated exposed position. The entire estate is in the core nail sickness window. A free survey on any Risinghurst property will typically confirm widespread nail movement.
Rose Hill and Cowley
The 1940s–1950s post-war sections of Rose Hill and the post-war Cowley stock are the next cohort entering the nail sickness window at 70–80 years. Early signs — occasional tile displacement, ridge tiles that have shifted — warrant a survey.
The Re-Tiling Process
Full re-tiling on a post-war Oxford semi: scaffold erected, tiles stripped to rafter level, timber structure inspected and any rotten battens replaced, breathable underlay fitted, new pressure-treated battens at correct gauge, new concrete interlocking tiles fixed with stainless steel nails throughout. Stainless steel fixings eliminate nail sickness as a future failure mode — the fixings will outlast the tiles themselves.
Flat Roofs on Post-War Extensions
The 1970s–1980s extension boom across Oxford's post-war estates produced large quantities of felt flat roofs on rear extensions and garages. These are now 40–50 years old and at end of life. GRP fibreglass replacement with a 25-year manufacturer warranty is the permanent solution.
